Why it matters

Need a chartered surveyor or valuer in Shepherd’s Bush?

Yes — Shepherd’s Bush is one of our busier patches in West London, and we have surveyed, valued and handled leasehold work right across W12 in recent years. In the London Borough of Hammersmith and Fulham, this is a fast-changing, well-connected district built around long Victorian and Edwardian terraces — many divided into flats — with the White City Estate to the north and a wave of new-build at the Television Centre and White City. Websters is a firm of RICS chartered surveyors and registered valuers, and our surveyors know this market well.

Local knowledge

What we see in Shepherd’s Bush property

Shepherd’s Bush’s housing stock

Shepherd’s Bush is predominantly Victorian and Edwardian. Long three- and four-storey terraces run through the “Golden Triangle” between Goldhawk Road and Uxbridge Road and west towards Askew Road, many of them divided into conversion flats, alongside mansion blocks and purpose-built and former local-authority flats such as the 1930s White City Estate. Over the past decade a wave of new-build has reshaped the north of W12 — the Grade II-listed Television Centre and the White City Living development among it. It is a mixed and improving market that still offers better value than Notting Hill or Holland Park next door.

Surveys, leasehold and new-build

With so many period houses and conversions, home surveys are the core of our Shepherd’s Bush work: a Level 2 or, for a larger or extended house, a Level 3 survey on the terraces, looking at roofs, side-return and rear extensions and any movement. Alongside that we handle lease extensions and collective enfranchisement on the conversions and mansion blocks, and valuations for probate, matrimonial, capital gains, Help to Buy and shared ownership. On the Television Centre and White City new-build, the lease, service charges and the cladding and EWS1 position of the block are central.

Period fabric, made ground and major roads

On the Victorian and Edwardian houses we watch the usual period issues — roofs, parapets, rear additions and movement on the London Clay — and flag conservation-area consents in the Shepherd’s Bush Green, Ravenscourt & Starch Green and Wendell Park areas. The White City regeneration sits on former exhibition and industrial land, so made ground is worth confirming through the searches, and the A3220 West Cross Route and the A40 Westway cross the district, so on homes close to them we weigh noise.

Common questions

Shepherd’s Bush surveyors — your questions

Yes — Shepherd’s Bush, White City, Askew Road and the streets across W12, an area we cover. Much of our team works across West London; when you instruct us, an RICS surveyor who knows the area inspects the property.

Much of our team works across West London, so we can usually arrange a survey or valuation in Shepherd’s Bush within a few working days, and often sooner. Tell us the address and the report you need and we will confirm availability when we quote.

On a Victorian or Edwardian terrace we would usually recommend a Level 2 or, for a larger or extended house, a Level 3 survey, looking closely at the roof, any side-return or rear extension and any movement on the clay. On a Television Centre or other new-build flat we set out the lease, ground rent, service charges and the cladding and EWS1 position of the block.

Home surveys start from £650 + VAT, valuations from £500 + VAT and leasehold reform valuations from £550 + VAT; Party Wall work is priced by scope. We give a fixed quote once we know the property and the report you need.
