Mayfair and Marylebone’s housing stock

This is one of London’s most valuable markets. Grand red-brick and stucco mansion blocks and Georgian and Victorian townhouses dominate, alongside mews houses, garden-square flats and a scatter of newer prime schemes; in Marylebone many period houses around Harley Street are in medical and professional use. A great deal of the stock is leasehold, held from the landed estates — Grosvenor in Mayfair, Howard de Walden and Portman across much of Marylebone — which shapes lease terms, ground rents and enfranchisement. It is an international market of buyers, and values are high.

Estate leaseholds, enfranchisement and high-value valuations

Because so much of W1 is leasehold on estate freeholds, lease extension and collective enfranchisement are central: lease length and terms, ground rent, service charges and the estate’s position all bear on value, whether the route is statutory or a negotiated estate deal. Most homes here sit well above the £2m threshold for the new High Value Council Tax Surcharge (the “mansion tax”), which the Valuation Office is banding on 2026 values ahead of the charge from April 2028, so owners increasingly want an independent RICS valuation to check or challenge a band. We also value across W1 for probate and inheritance tax, matrimonial, capital gains and pre-sale purposes.

Period fabric, basements and the lost Tyburn

Much of the stock is period and a good deal of it is listed and within conservation areas, so on a townhouse a Level 3 Building Survey is usually the right choice — we look closely at roofs, parapets, lightwells, timber and the fabric of older construction, and at the many basement and lower-ground conversions, where structure, damp and party-wall matters come into play. The area sits on London Clay, and the lost River Tyburn runs in culvert beneath parts of Mayfair and Marylebone; while flooding is not the headline issue here, the historic watercourse and made ground are worth confirming through the searches.
