Fitzrovia and Soho’s housing stock

Fitzrovia and Soho are among the densest and most mixed-use parts of central London. The homes are overwhelmingly flats — period flats and mansion blocks, warehouse and office-to-residential conversions, and a good number of flats above shops, restaurants and bars — with pockets of ex-local-authority housing. There are very few houses. Much of the area is a media, tech and creative district, and almost all of the stock is leasehold.

Flats above commercial, and what it means for lending

Because so many W1 flats sit above commercial premises, the use below matters: restaurants, bars and hot-food uses (now Class E or, for pubs, drinking establishments and takeaways, sui generis) can affect mortgage availability and the pool of lenders, so we always note the ground-floor use and how it bears on value and saleability. Alongside that we set out the lease, ground rent, service charges and the construction and consents of any conversion. Many W1 homes also sit above the £2m High Value Council Tax Surcharge threshold, and we value across the area for probate, matrimonial and capital-gains purposes.

Period and listed fabric, and a busy quarter

Much of Fitzrovia and Soho is period and a good deal of it is listed and within conservation areas, so on an older building a Level 3 Building Survey is often the right choice, with attention to roofs, party walls and the fabric of conversions. The ground is London Clay and lost watercourses run beneath parts of the area; flooding is not the headline issue, but made ground is worth confirming through the searches. This is also a busy entertainment quarter, so noise and late-night uses are worth weighing on a home above or beside commercial premises.
