Local knowledge

What we see in Maida Vale property

Maida Vale’s housing stock

Maida Vale is overwhelmingly a flats market. Its defining stock is the late-Victorian and Edwardian red-brick mansion block — the first, Lauderdale Mansions, dating from 1897, with many others following — set on wide, tree-lined avenues with large communal gardens. Alongside them are grand white stucco villas and crescents at Randolph Avenue, Warrington Crescent, Formosa Street and Sutherland Avenue, period conversion flats, a scarcer stock of terraced houses, and the stucco villas and houseboats of Little Venice by the canal. It is a settled, family and professional market.

Mansion flats, surveys and leasehold

With so many large mansion and conversion flats, home surveys are a core part of our Maida Vale work: on a period flat a Level 2 or, for a larger or altered flat, a Level 3 survey lets us report on the condition of the flat and the block. Alongside that we handle a good deal of leasehold work — lease extensions and collective enfranchisement, where the lease, ground rent, service charges, communal gardens and any restrictive covenants all bear on value — and valuations for probate, matrimonial and capital-gains purposes. The larger houses and Little Venice homes can sit above the £2m High Value Council Tax Surcharge threshold.

London Clay, the canal and conservation

Maida Vale sits on London Clay on largely flat ground, so the seasonal movement seen elsewhere is less of an issue, though we still check for it on the houses. Along the Regent’s Canal and the basin at Little Venice, works near the water and any moorings bring Canal & River Trust considerations. Much of the area is designated — the Maida Vale and Little Venice conservation areas, with listed churches and the stucco crescents — so alterations carry conservation-area and listed-building consents worth confirming through the searches.

Common questions

Maida Vale surveyors — your questions

Yes — Maida Vale, Little Venice, Warwick Avenue and the streets across W9, an area we cover. Much of our team works across West London; when you instruct us, an RICS surveyor who knows the area inspects the property.

Much of our team works across West London, so we can usually arrange a survey or valuation in Maida Vale within a few working days, and often sooner. Tell us the address and the report you need and we will confirm availability when we quote.

On a mansion or conversion flat we would usually recommend a Level 2 or, for a larger or altered flat, a Level 3 survey, reporting on the flat and what we can see of the block. We also set out the lease — its length and terms, the ground rent, the service charge, the communal gardens and any restrictive covenants — and, for a larger home or a Little Venice property valued over £2m, we flag the High Value Council Tax Surcharge band.

Home surveys start from £800 + VAT, valuations from £650 + VAT and leasehold reform valuations from £650 + VAT; Party Wall work is priced by scope. We give a fixed quote once we know the property and the report you need.
