Amongst all of the bricks and mortar, advice on structural concerns and property values, people can often get forgotten. Not by us. We recognise that building good relationships with fellow property professionals can prove integral to providing clients with the excellent customer care that we pride ourselves on. In many cases, as well as providing Market Valuation reports, we act on behalf of clients in associated negotiations on issues such as determining premiums for lease extensions or compensation payments for Compulsory Purchase. 




Statutory tax valuations



Statutory Valuations such as for assessment of Inheritance Tax or Capital Gains tax are often required by HMRC to determine the tax payable. As Chartered Surveyors and RICS Registered Valuers, we can support the work undertaken by your financial adviser, Chartered Accountant or other Tax advisor by providing an Independent opinion of Market Value. 

The date of Valuation is typically retrospective, that is a date which has already past. It may be the date of death in the example of an Inheritance Tax Market Valuation which can also be a requirement before Probate can be granted. It may be the date the property was transferred without consideration, such as from an individual into a company name that the same person owns. It may be April 2017 if it is owned by a Company who acquired it before that date. 

These Statutory Valuations are referred to as such because HMRC requires legislation to be complied with in determining the factors that comprise Market Value.

Valuations like these should be undertaken by RICS Registered Valuers which is a qualification designation that all of our Chartered Surveyors and AssocRICS Surveyors have attained.
