The old Bow is conservation squares and streets of Georgian and early-Victorian terraces — Tredegar Square is the jewel, with the Driffield Road and Medway conservation areas off Roman Road — many of the larger houses now divided into flats. The Lea Valley, made ground and the A12
Eastern E3 sits low in the Lea Valley, on London Clay overlain by river gravels and alluvium, so flood risk is a genuine consideration toward the River Lea, Bow Creek and the Bow Back Rivers — we recommend confirming the property’s flood status through the searches. Much of the new-build sits on former industrial and gasworks land, so made ground and remediation are a factor. The A12 (Blackwall Tunnel Northern Approach) bisects the area, so for properties close to it we weigh traffic noise and air quality, and on the period stock we watch movement on the clay near mature trees.
