Edmonton’s housing stock

N18 is a mixed, affordable market. Much of it is Victorian and Edwardian terraced housing, built for working families either side of Fore Street and Silver Street, with 1920s and 1930s semis and a great deal of post-war and ex-local-authority housing, including flats bought under Right to Buy. On the eastern edge, the major Meridian Water regeneration is delivering thousands of new homes on former industrial land, from maisonette terraces to larger apartment blocks. Each type, from a solid-wall Victorian terrace to an ex-council flat to a brand-new apartment, needs a different survey approach.

Ex-council flats, Meridian Water and made ground

A large share of the flats in N18 are ex-local-authority, where the lease, service charges and any major-works history are the key issues — which is partly why valuation and leasehold work is such a large part of what we do here. At Meridian Water, the new flats bring cladding and EWS1 status, service charges, estate management and the lease to check, and because the scheme sits on a former industrial brownfield site, made ground and ground conditions are a factor. The wider area also has a long industrial history around Angel Road, so made ground crops up beyond the regeneration too.

The Lea Valley, flood risk and London Clay

Edmonton sits low in the Lea Valley, on London Clay overlain by river gravels and alluvium, so flood risk is a genuine consideration — Salmons Brook and Pymmes Brook run through the area toward the River Lea, and parts of N18 are within the Lee Valley floodplain. We always recommend checking the property’s flood status through the official flood-risk checker and the legal searches. On the clay, shrink–swell movement near mature trees is a recognised cause of subsidence on the terraced stock, and the North Circular (A406) runs through N18, which we weigh where a property is materially affected.
