Why it matters

Need a chartered surveyor in Barkingside or Newbury Park?

Yes — Barkingside and Newbury Park are part of the IG6 area we cover across East London. This is the London Borough of Redbridge, a settled inter-war suburb that grew in the 1930s as London expanded out along the Eastern Avenue and the Central line. The stock is predominantly 1930s semi-detached and terraced family houses, with some Victorian and Edwardian homes and a scatter of modern flats, set between Fairlop Waters and the edge of Hainault Forest. Websters is a firm of RICS chartered surveyors and registered valuers, and our surveyors know this market well.

Local knowledge

What we see in Barkingside property

Barkingside and Newbury Park’s housing stock

This is classic London inter-war suburbia. The dominant type is the 1930s semi-detached and terraced house — bay-fronted, typically three bedrooms, with a front driveway and a rear garden — laid out along the roads running off the Eastern Avenue and around Barkingside’s High Street and Fullwell Cross. Among them sit some earlier Victorian and Edwardian houses, the cottage estate around the historic Barnardo’s site, and a scatter of modern and purpose-built flats, including recent schemes near Newbury Park station. Most of our work here is on the houses.

1930s semis, surveys and extensions

On the 1930s semis and terraces we look closely at the roof and any loft conversion (these houses are popular for dormers), the walls, damp and the quality of rear and side-return extensions — and whether they had the right consents. On the older Victorian and Edwardian houses the focus shifts to solid walls and original features. On the flats the lease, ground rent and service charges are central. We value across IG6 for probate, matrimonial, shared-ownership and capital-gains purposes.

London Clay, trees and a freer planning picture

The area sits on London Clay, where seasonal movement near the many mature street trees is a recognised cause of subsidence in the inter-war houses, so we look carefully for movement and past underpinning. Most of IG6 is well above the main flood-risk zones. Unlike many historic suburbs, Barkingside and Newbury Park are not covered by extensive conservation areas, so there is generally more scope for extensions and alterations — though several notable listed buildings, including the Newbury Park station canopy, Fullwell Cross Library and the Barnardo’s buildings, shape the planning picture close by.

Common questions

Barkingside surveyors — your questions

Yes — Barkingside, Newbury Park, Fullwell Cross and the streets across IG6, an area we cover. Much of our team works across East London; when you instruct us, an RICS surveyor who knows the area inspects the property.

Much of our team works across East London, so we can usually arrange an inspection in Barkingside or Newbury Park within a few working days, and often sooner. Tell us your postcode and the report you need and we will confirm availability when we quote.

On a 1930s semi we look at the roof and any loft conversion, the walls and damp, and the quality of any rear or side extension and whether it had consent. Because the area sits on London Clay with many mature trees, we look carefully for seasonal movement and past underpinning. The relatively light conservation cover here means there is often good scope to extend, which we set out, while flagging any listed-building setting near the station or the Barnardo’s area.

Home surveys start from £650 + VAT, valuations from £500 + VAT and leasehold reform valuations from £550 + VAT; Party Wall work is priced by scope. We give a fixed quote once we know the property and the report you need.
