regulated by rics

As a society we are going through uncertain and unprecedented times. Brexit and Coronavirus has created Valuation uncertainty and decisions we made on property transactions are riskier than ever before. Which is why the term ‘Regulated by RICS’, is so important. The RICS which stands for Royal Institution of Chartered Surveyors is our regulatory body and highly regulates everything we do.

As a regulated firm of Chartered surveyors, you can have confidence in the advice and work we carry out for you. All our qualified Surveyors are also RICS Registered Valuers which means that they have demonstrated expertise in providing Red Book valuations to our regulatory body.

We also hold adequate and appropriate professional indemnity insurance as required by our regulatory body for if the worst should happen and a claim needs to be made.

lease extension and enfranchisement valuers

Did you know as leases get shorter, its’ value falls accordingly and the longer you wait to extend a lease the more it could potentially cost? This is because a lease is a diminishing asset, effectively giving a right of ownership for a fixed period of time which eventually will run out.

Therefore, do not leave it too late and act now to protect and enhance your property value.

Leasehold reform (Lease extensions and Enfranchisement) is a technical and specialist area of valuation and negotiation which requires relevant experience and tactics to ensure a fair premium is achieved.

Here at Websters Surveyors our experienced and qualified team of RICS Registered Valuers are experts in all matters Leasehold reform and would be happy to advise on lease extension and enfranchisement claims.

red book valuations

Why do I need a Red Book Valuation?

Red Book Valuations are those that meet the standards set out by the Royal Institution of Chartered Surveyors (RICS). It is recognised globally as the gold standard in valuation.

It ensures that high standards of inspection, investigation, analysis, definitions, justification, and presentation are met.  With the result being a well-considered and robust document that the intended parties can rely upon.

The Red Book covers a range of different Valuation types, each of which has different reporting requirements and, in some circumstances, different ways to Value. Which is why it is vital that the correct guidance is followed to ensure that the report provided is of high quality and compliant with client’s needs.

All of our qualified Surveyors are RICS Registered Valuers which is a designation awarded to them by the RICS to recognise professional expertise in property valuation contained within the Red Book.
