Thinking about extending your lease or buying your freehold?

Well did you know that extending your lease or buying your freehold can significantly increase the Market Value? It can also provide you greater control and protect the value of your asset from falling. Extending is all about protecting and enhancing your property value.

For example, if a lease is nearing to the 80 years unexpired then the cost of extending it may substantially the moment 80 years is reached. This is because a principle called Marriage Value then starts to be applied to the premium payable.

A lease extension can be for 90 years on a statutory basis or to another term if on a voluntary lease extension. 

For example, some voluntary lease extensions increase the lease term back to 99 or 125 years which can prove less costly than extending by 90 years. However, there are risks to this as we have known leaseholders then have to extend again a number of years later.

Where majority of leaseholders in a block of flats decide to buy the freehold, they can do so under a process called Collective Enfranchisement. This process grants all leaseholders greater control of the management of the building, lease extensions and ground rent.
