We can’t do everything and we readily accept that. What we do, we try to well and what we can’t do, we’ll be honest with you and will recommend you to someone who can if possible. 

Getting a high quality valuation report or survey is not as easy as it should be. There are many different types of Surveyors out there so we might not necessarily be right for you. For example, specialisms like Rights of Light Surveying and Business rates appears are outside of our expertise. We’ll recommend someone who can help though as we believe we should only work within our competence. That way, you know if we’re providing you with a service, we expect to be able to provide it to a good standard.

A Home Survey provides a health check for the property you are considering buying. There are many things that our highly experienced RICS Chartered Surveyors look out for when undertaking a Survey. For example –

Roof void party walls: Often overlooked, or poorly accessible, party wall structures within roof voids are often a source of disrepair; being vulnerable to damp penetration, masonry deterioration, as well as having structural and safety implications where missing or inadequate. 

Alterations: Over time, many properties undergo changes of occupation, as well as use; often with differing accommodation needs. Alterations can regularly prove a source of concern with legal, safety and cost implications. 

Roofing framework: Modern and traditional roof structures have differing requirements in their structural composition and installation. Omissions and alterations can have sever consequences for stability and the need for repair.

One of our main areas of expertise is in Leasehold reform. Our Leasehold reform valuers specialise in advising leaseholders and freeholders on the Market Value of a lease extension or the Market Value of a Collective Enfranchisement. Occasionally also on the Market Value of an Individual enfranchisement for a leasehold house or on the price to state in a Section 5 notice for a freeholder who is offering rights of pre-emption to leaseholders before disposing of their interest. 

Our lease extension and enfranchisement Chartered Surveyors can provide Market Valuation advice and negotiate premiums payable. We also advise on the Statutory process under Acts of Parliament such as the Leasehold Reform, Housing & Urban Development Act 1993 (Sections 13, 21, 42 and 45 in particular) and the Leasehold Reform Act 1967 (‘Tenants Notice’ and ‘Notice in Reply’) and the Landlord & Tenant Act 1985 (Section 5 for rights of pre-emption). We also work closely with a number of lease extension and enfranchisement solicitors.
