lease extension and enfranchisement valuers

Leasehold reform (Lease extensions and Enfranchisement) is a technical area of valuation and negotiation, that when practiced well, requires experience and tactics to ensure a fair premium is achieved. Whether you’re a leaseholder or a freeholder involved with a lease extension or purchase or sale of a freehold interest, our leasehold reform team of Valuers are here to support you.

Our aim is always to reach agreement voluntarily, limiting the costs that you incur. However, if the sensible course of action is to apply to or have your claimed settled by the Lands Tribunal, we can provide a court compliant valuation report to ensure your interest is well protected.

court reports

Expert witness valuation court compliant reports are increasingly required.

Part 35 of the Civil Procedure Rules lays down how Expert reports for such matters are to be carried out and RICS requirements on acting as an Expert witness are there to protect the parties involved.

Court compliant reports and if necessary attendance at court to defend them, can be used for a variety of purposes. Sometimes we are appointed by one of the parties involved in a dispute but often we act in the capacity of a jointly appointed expert. Either way, whoever appoints us and whoever pays us, our duty for a Court compliant Market Valuation report is to serve the judicial process.

We are therefore required to act completely independently and provide an impartial opinion, irrespective of any pressures applied or motives or emotions of any of the parties involved.

We have a team of RICS Registered Valuers able to undertake this work, including highly experienced and specialised Chartered Surveyors with decades of experience.

Statutory tax valuations

In property, the two most common tax liabilities are Inheritance Tax and Capital Gains tax. Whilst it is not our business to tell you how much tax you will need to pay (we’ll leave that to the Accountants and Solicitors), we can value your property assets, so that the other professionals can calculate tax due.

We often undertake valuations of properties across Greater London for exactly these purposes. If you are an executor of an estate, you may need us to value a property before a grant of Probate. If you are a property investor and are looking to dispose or transfer a property, you may need us to value a property for Capital Gains tax.

Our Chartered Surveyors are also RICS Registered Valuers and can provide you with independent advice based on your unique situation. Our reports for tax valuations are ‘Red Book’’ compliant, which means that they meet the Royal Institution of Chartered Surveyors professional standards.
