Our Chartered Surveyor undertook, and inspection of a mansion block flat located above shops in Ealing for lease extension purposes. The client required valuation advice in order to deal with their shortening lease.

Our Chartered Surveyor was contacted by a Legal firm acting as the executors of an estate. The estate consisted of a shared ownership flat. The executors needed a market valuation of the property in order to be able to re-sell the property. We were able to inspect the property and provide our professional opinion as to the market value of the property.
Lease Extension Valuation, Ealing, London, W13
Our Chartered Surveyor inspected a Victorian conversion flat in Ealing for lease extension purposes. The client’s solicitors subsequently served a section 42 notice and negotiations began shortly after they received the section 45 notice.

RICS Building Survey Report and Probate Valuation, Ealing, London, W5
A Building Survey was chosen because this converted and extended Victorian end terraced house was subject to probate, and the occupiers wanted to establish what repairs were considered necessary, for asset management. The property included a commercial ground floor office unit, and two upper floor residential flats. We identified a number of defects in respect of dampness and defective joinery and masonry, together with some accommodation issues regarding the present configuration and building regulation requirements.
Insurance Reinstatement Assessment, Ealing, London, W5
The property was a four storey Victorian mid terrace house that had been re-configured internally to provide four self-contained flats of similar specification. The valuation includes the cost of reinstating the fabric of the building to include the walls, floors, roofs, stairs, partitions, doors, windows and the internal fixtures and fittings, to include the mechanical and electrical facilities within the interior of the building. In addition, an allowance was made in this case, for boundary walls and fences, retaining walls, patio and canopy. We were able to ensure that our client was adequately covered in monetary value for the reinstatement of the property under normal risk terms, and not over or under insured.
Report on Unauthorised Extension Works, Ealing, London, W5
We were instructed to advice the Local Authority in respect of alterations carried out by a former lessee. These included a single storey rear addition, side entrance porch erection, and the creation of new structural openings, and bricking up a former door opening. We were able to confirm to the landlord and freeholder, that the works had been carried out in a reasonable manner, and that the structural integrity of the building has not been adversely affected. Also, that the works had enhanced the accommodation, with no diminution of the freeholder’s interest.
Immigration Property Accommodation Report, Ealing, West London, W5
A report on the accommodation and condition of a property was provided for immigration requirements to confirm suitability of the property for relatives to inhabit. This report confirmed that the property was acceptable to HM Immigration policy.
Report on Damp and Condensation, Ealing, London, W5
We were instructed by occupying tenants to advise the managing agents in respect of the presence of damp and condensation in a ground floor, 1970’s purpose built flat within a four storey block. We were able to confirm to the landlord and freeholder, that inadequate ventilation was present and was considered to be the principal contributing factor.
