Our approach to all clients is unique and bespoke because we believe everyone’s situation is different. At Websters Surveyors, we take the time understand your requirements and offer guidance from the beginning. Our team of Chartered Surveyors are always happy to discuss your options and if it turns out that we are not able to help, we may be able to point you in the right direction of someone else who can.

All of our valuations involve undertaking a thorough inspection (where possible) which is then followed by detailed research into that local property market for evidence. We often look at case law and statute law as and when they affect Market Valuation practice. Our reports are very detailed and are usually ready to send within a few days of instruction.

Once reports are issued, our Chartered Surveyors are always at hand to answer any questions you may have about your valuation.

The purpose of a market valuation is to identify the value of a property at a specified date. This is provided in the form of a thorough report stating the professional opinion of a qualified Surveyor. The Chartered Surveyor that undertakes such a report must do so in accordance with the RICS Red Book, which are the valuation and professional standards set out by the governing body, providing a best practice guide.

A market valuation may be needed to calculate tax liabilities where inheritance or capital gains is involved, for anyone looking to purchase more equity in their shared ownership property, for anyone looking to pay off part of their help to buy loan or for the division of assets where divorce is concerned.

A Market Valuation is different then that to a market appraisal, the latter typically being carried out by an Estate Agent. Market Valuation reports are far more regulated and cannot take a position for the purposes of Marketing. They are highly informed opinions of Value.
