The Property industry is about far more than bricks and mortar. It’s about people. We like to work with people that we like. We like people who are good at what they do and approach client care in a friendly, efficient and informed manner, putting clients at the centre of everything they do.

We deal with an array of property professionals that we can put clients in touch with and we’re always looking at expanding our network over a chat on the phone or a coffee.

If you need a solicitor who can provide advice on a lease extension or enfranchisement claim, we can help. If you need a mortgage advisor or broker to help you afford that property you want, we can help. If you need a probate solicitor who can advise you on inheritance tax, an accountant to help you restructure your property portfolio or one of many other professions, we can help.

lease extension and enfranchisement valuers

'Leasehold' is quickly becoming a dirty word, due to problems with securing a mortgage on short leases, ground rents which double or are linked to inflation or Market Value ('onerous ground rents') and sometimes also conditions within a lease with unfair practices including high charges for leasehold consents.

To combat this, you may be considering extending your lease or perhaps you are a Landlord (typically a freeholder) who has received a Section 42 notice under the Leasehold Reform, Housing and Urban Development Act 1993 from your tenant (leaseholder) for a Statutory extension.

If you do extend your lease, you can do so on a Statutory route which provides for an additional 90 years and turns your ground rent into a peppercorn (a legal term that effectively means zero). A voluntary lease extension can provide more flexibility including changing other lease terms by agreement.

There are still a number of leasehold houses around, albeit the majority of such interests have already bought their freeholds. If you own a leasehold house, it may be cheaper than you think to buy the freehold and may make your interest more marketable if you are considering selling in the future.

Our Lease extension Valuers work closely with Lease extension solicitors, ensuring leaseholders and freeholders have professional and cost efficient advice to protect their interests.

statutory tax valuations

Our Chartered Surveyors & RICS Registered Valuers can provide a Tax Valuation report, compliant with the RICS Red Book Global Standards including the UK National Supplement.

These include for assessments of –

- Capital Gains Tax

- Inheritance Tax

- Annual Tax on Enveloped Dwellings (ATED)

- Stamp Duty Land Tax

Capital Gains tax

These are always retrospective Valuations, where we are asked what a property would have been valued at on a given date, often when there was a transfer between individuals, companies or LLPs. Sometimes the date is set by law, often Market Valuation in April 2015 or April 2017.

Inheritance tax

Inheritance tax valuations are normally required as an aid to Probate Solicitors in gaining Probate, the requirement needed to be able to dispose of or manage an asset.

These valuations have to comply with Section 160 of the Inheritance Act 1984 and need to be written in a form which HMRC will accept. Valuations can of course be challenged by HMRC but are far less likely to if supported with well documented evidence.

Annual Tax on Enveloped Dwellings (ATED)

This annual tax on UK property held by Companies is assessed every five years and requires a Market valuation to determine not only the value, but what tax bracket it then falls in. Properties subject to ATED are now not assessed for CGT upon sale (but can be revalued for April 2017) but are assessed for Corporation tax.

Stamp duty Land Tax

Valuations here are in accordance with  Section 118 of the Finance Act 2003
