Buying a home can be a costly exercise, especially if shortly after your purchase you discover that certain aspects of your home need urgent attention. Home Surveys are a great way to ensure the property you are buying is fit for purpose and can save you money in the long run.

By instructing an independent Chartered Surveyor to undertake a home survey, you will be informed about potential defects the property may have. At Websters Surveyors we undertake all types of Home Surveys ranging from Home Level 1 Survey (Condition report)s, to the popular Level 2 Survey (HomeBuyer Survey) and even carry out full Level 3 Survey (Level 3 Survey (Building Survey))s. Most of our inspections are carried out by a Chartered Surveyor specialising in building pathology with over 30 years of post-qualification experience.

Our Market Valuation reports assess what we consider to be the most appropriate evidence to determine a value. Different Surveyors may have different opinions and getting it wrong could be very costly. That’s why we go above and beyond RICS requirements to ensure that our reports are well thought out, well documented and importantly prove very reliable to our clients. 

Many tools such as Zoopla use software that analyses market data and trends to produce an estimated valuation. Many online companies are now also offering quick and fast valuations that use an Automated Valuation Model. 

We don’t believe either of these provide the level of accuracy that our clients reasonably expect. For example, they can often see identical neighbouring properties at completely different Market Values. There is no substitution for good quality professional advice from someone who is experienced and has access to large amounts of evidence, some of it often not publicly available without paying hefty subscription fees like we do. 

At Websters Surveyors we are of the opinion that valuation is not a science or a simple math calculation but is an art. Like with Art you need an independent judge to interpret the variables and look at the wider picture from an outsiders perspective. Our RICS Registered Valuers are trained to critically analyse the compelling market data and trends, but also how to take a step back and look at the wider picture and other factors that can impact value.
