RICS HOME SURVEYS
RICS Homebuyer Survey Report, Southall, Middlesex, UB1
A homebuyer survey was chosen by our client, as the property was a Victorian mid terraced house which had been subject to a number of structural alterations.
Our inspection revealed several significant defects and concerns. Party wall masonry to both elevations was also noted to be damp, with mortar joints between the bricks deteriorated in places. In addition, considerable dampness was found to the chimney breast masonry, together with loose and cracked render.
Moreover, a section of chimney breast had been removed. The remaining masonry above was supported on a short beam attached to the party wall by two angled brackets. This form of support no longer meets statutory requirements. There was a poorly constructed single storey rear addition. The roof tile covering had not been lined, and daylight was evident in places where tiles had slipped, allowing rainwater penetration. Given the overall condition of the property, along with our concerns over the various poorly executed alterations; we advised our client that the purchase price was excessive and that the property may not prove a sound purchase for the client’s particular circumstances.
RICS Building Survey in Southall, London, UB2
Unusually for a Building Survey, this was a ground floor maisonette. A Building Survey was chosen because it was a Grade 2 listed early Victorian property which had been marketed for a long time, almost immediately after the current owner bought it. Only minor issues such as a leaking downpipe and an uncertificated electrical consumer unit and gas meter box were identified, providing our client with comfort to proceed.
Statutory tax valuations
A Surveyor’s ability to justify and defend their professional opinion is crucial when tax valuations are involved. This is because the HMRC can challenge valuations and often do when they are not carried out by a professional Valuer. If the property is overvalued, it can result in a higher tax liability. If the property is under-valued, it can make the likelihood of an expensive and time consuming challenge by HMRC more likely, possibly with the addition of a penalty charged to the tax payer.

regulated by rics
Being members of the Royal Institution of Chartered Surveyors (RICS) is a privilege.
It takes years of dedication to the property industry, in most cases an accredited degree and assessments including a gruelling interview. We know, not only because we’ve been through it ourselves but because we regularly help others, both within our firm and in other companies to seek the same qualifications.
Being regulated by RICS should give you confidence in both the expertise we are required to provide and also the manner in which we do so. Chartered Surveyors are highly regulated and it is to our credit that we meet and regularly exceed these requirements.
All of our qualified Surveyors have also attained the designation of being an RICS Registered Valuer as well, further providing to the RICS their expertise in provision of what are known as Red Book Market Valuations – the gold standard of Valuation reporting.
