There’s a fair chance that if you’re reading this, we’ve been recommended to you. That’s how we get most of our clients. Word of mouth, happy clients and fellow professionals who have been impressed with the service we have provided them or their clients over the months and years. 

We also know though that we can’t to everything. If you ask us to do something within our competence then assuming we have the ability to undertake the work, we’ll do so. However you may need a fellow professional as well. You may need a solicitor who can serve statutory notices on a lease extension, a conveyancer who can deal with the property transfer for the property we are surveying or perhaps a mortgage broker to secure the finance you need.

An Expert Witness report, compliant with Court requirements (including Part 35 of the Civil Procedure Rules) can be required for a range of Valuation or Survey issues. 

For example, a Retrospective Market Valuation may be required to assess purported professional negligence from a Chartered Surveyor or an abuse of trust for selling a property at below Market Value. 

Similarly, an Expert Witness Survey report may be required to assess whether purported unnecessary works to a property to rectify a defect was warranted or not. 

Acting in the capacity of an Expert witness requires us to act completely independently, regardless of who we are appointed by as our duty of care is to the Court. Appointments will often by made jointly by the parties, with our fee being split between the two, or sometimes by one of the Solicitors involved with consent of both parties to any dispute. 

Court compliant reports can also cover the emotional subject of dividing assets between a separating couple, often in divorce proceedings. 




Statutory tax valuations

Whether it be to help you secure probate,  calculate Capital Gains tax or perhaps to aid an assessment of ATED or SDLT, our team of Chartered Surveyors and AssocRICS Surveyors have the expertise to undertake these Statutory valuations. All of our tax valuations are Red Book compliant which means they meet the RICS’s professional standards.

Our process usually involves us thoroughly inspecting the subject property, carrying out necessary due diligence, researching market evidence and reporting back. Our professional opinion is then usually passed on by you to your accountant or Solicitor so they can then rely on our report to make the necessary calculations.
