Our Chartered Surveyors & RICS Registered Valuers can provide a Tax Valuation report, compliant with the RICS Red Book Global Standards including the UK National Supplement.

These include for assessments of –

-          Capital Gains Tax

-          Inheritance Tax

-          Annual Tax on Enveloped Dwellings (ATED)

-          Stamp Duty Land Tax

Capital Gains tax

These are always retrospective Valuations, where we are asked what a property would have been valued at on a given date, often when there was a transfer between individuals, companies or LLPs. Sometimes the date is set by law, often Market Valuation in April 2015 or April 2017.

Inheritance tax

Inheritance tax valuations are normally required as an aid to Probate Solicitors in gaining Probate, the requirement needed to be able to dispose of or manage an asset.

These valuations have to comply with Section 160 of the Inheritance Act 1984 and need to be written in a form which HMRC will accept. Valuations can of course be challenged by HMRC but are far less likely to if supported with well documented evidence.

Annual Tax on Enveloped Dwellings (ATED)

This annual tax on UK property held by Companies is assessed every five years and requires a Market valuation to determine not only the value, but what tax bracket it then falls in. Properties subject to ATED are now not assessed for CGT upon sale (but can be revalued for April 2017) but are assessed for Corporation tax.

Stamp duty Land Tax

Valuations here are in accordance with  Section 118 of the Finance Act 2003

In covering all of London and surrounding areas, we make sure that each Surveyor has a number of areas that they regularly cover. Normally it is somewhere not far away from where they live or grew up in.

Our Surveyors & RICS Registered Valuers get to know an area very well over time, seeing what is selling for how much and what property trends there are.
