Here at Websters Surveyors our experienced team can advise you on all aspects of leasehold reform.  Our surveyors can advise and establish whether the statutory or voluntary route is appropriate when it comes to lease extensions. 

What is the difference? 

Well, under the statutory route, you are entitled to extend your lease by another 90 years and when you do extend the ground rent is reduced to a peppercorn, effectively nothing. 

Under the voluntary route, there is more flexibility for both parties to determine the length of lease extension and how the ground rent is altered i.e. how much it should be, how often it should be paid and when does it change over time. However, this route relies on voluntary agreement between both parties

What is the RICS Red Book?

The Red Book is the name of the Royal Institution of Chartered Surveyors (RICS) professional standards for valuations. It is referred to as the Red Book simply because it’s the colour red!  It contains mandatory rules, best practice guidance and related commentary for all members undertaking written Valuations.
