A Valuation is not a Survey

If you’re taking a mortgage when buying a home, you’ll be informed that your mortgage lender requires a valuation. That is to satisfy them, not you, that the amount they are lending you is securely protected. The larger a deposit you are putting down, the less concern they will have. After all, if the value falls, the lender is still well protected in the event that the property is repossessed if you put down a large deposit. 

A Home Survey’s concern is not the Market Value, though that can be added to our reports if requested. A Home Survey is concerned about the condition of the property you are considering buying. Is it structurally sound? Are there problems in the roof void that you might not have seen during your viewing? Has the internal alteration or extension been carried out in compliance with building regulations?

Our range of RICS Home Surveys will provide a comprehensive health check for the property you are considering buying, giving you reassurance that you can proceed to purchase or cause for a second thought if significant home defects are identified.

Ensuring that you pay or receive a fair lease extension premium and extend on terms that suit you, including with reference to the additional number of years, ground rent and sometimes other terms, requires an in depth understanding of case and statute law.

Statutory tax valuations



If you’re in the unenviable position of having to deal with the Estate of a loved one who has passed away, perhaps you’re the executor or the beneficiary or both, you’re likely to have found out that you may need a Property Valuation. Perhaps the solicitor dealing with probate for you has advised that an RICS Red Book Market Valuation is required in order for Probate to be granted. If you’re considering selling, you’ll need Probate before you can sell. 

Where the value of the Estate may reach £325,000 (threshold at the time of writing), Inheritance tax becomes payable. At under this, a Market Valuation may not be required. You should take advice from a Property solicitor on whether or not a valuation is required. If it is, we are happy to help. 

As well as Inheritance tax valuation reports, we provide Market Valuation reports for properties for Capital Gains tax, ATED and Stamp Duty Land Tax assessments.
