The property was a modern purpose built ground floor flat in a two storey block. Although there were no specific defects noted, we were able to advise our client in respect of a section of private garden within the communal grounds, and in respect of extending the relatively short unexpired lease term remaining, in order to avoid marriage value premium value implications.

The RICS Valuation – Global Standards including the UK National Supplement is widely known as the RICS Red Book. It contains mandatory rules and best practice guidance for RICS members including Websters Surveyors who are undertaking a range of Market Valuations.
You may have been asked to obtain a Red Book Valuation and in doing so, you are seeking what is the gold standard in Valuation reporting which is highly regulated (and correctly so).
The Red Book covers an array of different Residential Valuation types, each of which has different reporting requirements and in some circumstances, different ways to Value. It is therefore essential that the correct guidance is followed to ensure that the report provided is of high quality and compliant with our clients needs.
