A Market Valuation report is a detailed written document that provides far more information than simply a valuation figure. Our reports are thorough and provide advice on a range of issues that affect the value. For example, what evidence has been relied upon to derive a Valuation figure. Any planning guidance, flood plain information and an assessment of the condition of the property including any defects that affect it’s value.

You might come across the term ‘Red Book’ valuation and think, what does this actually mean?

The Red Book refers to the Royal Institution of Chartered Surveyors (RICS) professional standards (best practice) for valuations. These are the most common and widely used standards in the UK. They govern many aspects of a valuation, such as the methodology, ethics, report structure and evidence. It is for this reason that only RICS members carry out Red Book valuations. The aim of the Red Book is to give clients peace of mind, that the valuation is credible, thorough, well researched and crucially, that it is impartial.

Valuations that require a professional opinion as to the value of a property on a specified date will be done in accordance with Red Book standards. The most common types that we provide are –

1) Valuations for tax purposes such as Inheritance tax, Capital Gains tax and ATED

2) Shared ownership staircasing

3) Help to buy loan repayment

4) Compulsory Purchase
