A Market Valuation is undertaken of a property where the professional opinion of a firm of Chartered Surveyors is required. Though you may have heard Estate Agents refer to valuations, in reality very few actually provide them. They provide Market Appraisals which are typically far less detailed and certainly far less regulated.
Market Valuations can be for a number of different purposes such as to aid tax calculations, Shared ownership staircasing, Help to buy repayments and for division of assets in Matrimonial disputes. These types of valuations are carried out in accordance with the RICS Red Book standards. These are the highest professional valuation standards and ensure that each case is thoroughly researched, properly documented and methodically calculated without any bias.
