You may have been told that you need an RICS Red Book compliant report but perhaps you’re not aware why that is. The Red Book which is the often used name for the RICS Valuation Global Standards including the UK National Supplement is the Gold standard for Valuation reporting. 

By following the RICS Red Book requirements, we not only comply with regulatory guidance but importantly, also ensure that our reports are high quality and that you, the client can feel rest assured that what you’re getting is professional. 

That’s not to say of course though that there isn’t a difference in the quality of valuation reporting, within the Industry. There is. We pride ourselves though on being amongst the best, providing very high quality reports in an efficient and reasonably priced manner.

Do you know how long is left of your lease?

Many people do not, and that is because after you have spent hundreds of thousands of pounds on a property, you now own it so why would it matter?

The truth is that leasehold properties are diminishing assets, which means as the lease drops, the value of the property goes down as well, so it is very important to keep your lease length high.

Many people choose to extend their leases in order to protect and even in some cases, enhance the value of their property. 

This is done through a process called a lease extension, governed by the Leasehold reform, Housing and Urban Development Act 1993. It states that a leaseholder is entitled to a 90-year extension with their ground rent reverting to a peppercorn.

Sometimes groups of leaseholders also collectively seek to buy their freehold which can be done by agreement or through a simple statutory procedure. This is a process called Collective Enfranchisement.
