Buying a home is one of the biggest decisions in your life. Spending hundreds of thousands of pounds is a significant commitment so it’s only right that you’re considering how to protect that investment. Both the Law Society and Royal Institution of Chartered Surveyors (RICS) recommend that buyers seek an Independent Home Survey as a health check for your property. 

We offer the full compliment of RICS Home Surveys. They include the Level 1 Survey (Condition report), Level 2 Survey (Homebuyer report) and Level 3 Surveyor (Building Survey and prior to that, known as a Structural Survey). Most of our reports are prepared by a Chartered Surveyor and RICS Registered Valuer with close to 30 years professionally qualified experience and who has provided thousands of reports over a long career.

Has your Solicitor, Accountant or other property professional asked you to arrange for a Chartered Surveyor to undertake a Red Book valuation?

‘Red Book’ denotes the most common and widely used surveying standards in the UK for valuation purposes and is commonly associated with Valuations for a range of purposes such as Taxation for Probate and Capital gains, Compulsory Purchase, Shared ownership and Help to Buy.

These types of valuations are usually done by a member of the Royal Institution of Chartered Surveyors (RICS). If that Surveyor is also an RICS Registered Valuer, they have satisfied the RICS of their competence in undertaking Red Book valuations. 

All of our qualified Surveyors are also RICS Registered Valuers and have the necessary experience and expertise to carry out a range of Red Book valuations on residential properties.

Being an expert Chartered Surveyor does not necessarily mean competence in providing an Expert witness report, including provision of a Court compliant Market Valuation report. 

Court compliant reports have to adhere to Part 35 of the Civil Procedure Rules (CPR 35) and a host of RICS Requirements including the RICS Red Book (RICS Valuation – Professional Standards) and the RICS guide ‘Surveyors Acting as Expert Witnesses’. 

In finding a Chartered Surveyor who can undertake an RICS Red Book compliant and Court compliant report, consideration should be had as to whether they have obtained the status of an RICS Registered Valuer. 

Our Chartered Surveyors are all RICS Registered Valuers. The three most experienced of them who between them share over 70 years industry experience are all competent Expert witnesses, able to provide Court compliant reports and if necessary defend the content of them in judicial proceedings, orally or in writing.
