lease extension and enfranchisement valuers

Lease Extension and Collective Enfranchisement is a lot more than just a simple valuation. There are a number of legal notices that need to be served and dates that must be adhered too. In addition, there is a lot of case law that surrounds various elements of the negotiation that needs to be handled with care to achieve a fair outcome.

It is therefore for crucial to employ the right professional to get the job done properly and efficiently. Our Director Richard Stacey has over 15 years experience in leasehold reform work and has an excellent track record when appearing in the Lands Tribunal if cases do become contentious. We can also recommend lease extension and enfranchisement solicitors that are able to serve the correct notices on your behalf.

Whether you are looking to explore the formal route or the informal route our MRICS qualified Chartered Surveyors are more than happy to assist.

Statutory tax valuations

Our team of Surveyors are also RICS Registered Valuers have undertaken numerous Market Valuations for tax purposes over the years.

The most common two types are for Inheritance Tax and Capital Gains tax assessments.

With Inheritance tax, the date of Valuation is the date of death. Dealing with the estate of a loved one who has died is incredibly difficult at the best of times without having to meet additional regulatory requirements in order to gain probate. As such, we try to make the process as easy as possible with a simple online instruction, including payment link for our fee. Assuming access is possible to the property, we try to inspect and provide our RICS Red Book compliant Market Valuation report within a few days. If the death was as a result of Coronavirus (Covid-19), our Inheritance tax Market Valuation report can still be provided but we’ll need to discuss additional practicalities around our inspection.

With Capital Gains tax, the Valuation date depends on a number of issues. For example, it could be when a property was transferred for no consideration such as transferring from an individual to a company within the same ownership. Valuations may also be April 2017 in some circumstances for UK companies and on a rare occasion April 1983 if a property was acquired on or before that date.

why use websters surveyors?

Websters Surveyors  benefit from a wealth of knowledge, expertise and experience.

Websters Surveyors uses technology far more than most firms of Surveyors in order to improve the service that we can provide. The efficiencies we create allow us to provide a high quality service at a reasonable price point. We have access to our case management system from anywhere in the world so can reply to enquiries efficiently.

When carrying out our inspections these are all mostly done on an iPad. Even the floorplan is drawn out on an iPad and immediately uploaded. This allows for nothing to be forgotten while travelling back to the office and all notes, photos and videos can be immediately uploaded.

Using a system like this allows us to be extremely efficient and spend more time providing excellent client care.
