We’re a diverse team headed by Dan and Richard, two Directors with varying but complimentary experience and close to 40 years industry experience between them. 

Both can regularly be found providing lectures and seminars to the property profession or providing training support to members of our team and also those from other companies. 

Dan specialises in statutory valuations and advice such as –

Richard specialises in Leasehold reform valuation and negotiation  such as –

A market valuation is defined by the Royal Institution of Chartered Surveyors (RICS) as:

“The estimated amount for which an asset or liability should exchange on the valuation date between a willing buyer and a willing seller in an arm’s length transaction, after proper marketing and where the parties had each acted knowledgeably, prudently and without compulsion”

Market valuations are carried in a variety of circumstances, but the main purpose is to establish a definitive figure which has been arrived at in accordance with the RICS professional and valuation standards and undertaken by an RICS Regulated Firm. 

The Chartered Surveyors will consider the size, condition, and location of the property, but will not undertake a survey that outlines defects, save as for where they directly affect the opinion of Market Value. 

Market Valuations are usually undertaken for a range of purposes including calculating tax liabilities such as Capital gains tax or inheritance tax, shared ownership staircasing, matrimonial/ divorce settlements and help to buy loan repayments.

Red Book Valuations refer to reports that meet the criteria set out by the Royal Institution of Chartered Surveyors for certain types of instruction and the term “Red Book” is given to the RICS’s Valuation Professional Standards. The aim of the Red Book is to give affected parties and the instructing client peace of mind that the firm of Chartered Surveyors will provide a thorough valuation negating any form of bias.

Typically, where valuations for legal proceedings and calculating tax implications such as Capital Gains or Inheritance Tax is concerned, the legal professional or Accountant may request a Red Book Valuation be prepared.
