We provide Home Surveys across London and surrounding areas, carried out by highly experienced Chartered Surveyors. Once you’ve seen the property health check, you can consider whether the proceed with your purchase, request that the seller undertakes repairs or withdraw from the purchase. 

If we identify something that you are not clear about, or uncertain as to the implications of, please talk with us. Reports can sometimes appear clinical even if in plain language and a quick chat can often alleviate any worries. 

If you need to call in a building contractor or a specialist firm for roofing for damp, it is reasonable to request that the vendor provides access. 

Remember the main objective is for you to be fully armed with as much information about the property, repairs and costs BEFORE a final commitment to purchase is made. 

You may be living there or renting it out for some time and at a large expense, so you do not want any horror stories to unfold in the early days and months that may make you regret your purchase. Forewarned is forearmed.

Are you considering a lease extension? If so, we can help. 

Firstly, we need to make sure you qualify. Have you owned the property for at least 2 years? When the lease was first granted, was it for at least 21 years? If the answer to both of those questions is yes, you qualify. You can extend your lease. If you haven’t owned for 2 years but the previous owner did and assigned the right to you correctly, you can also qualify. 

Every lease extension is different, often even within a single block. As such, our lease extension valuation carried out by one of our expert Leasehold reform Chartered Surveyors will provide you with a good indication of what to expect. Once you’ve received our valuation and decided whether you can afford the extension, we can then advise on the next steps to either approach your landlord (often a freeholder) for a voluntary lease extension or on a statutory section 42 notice under the Leasehold Reform, Housing & Urban Development Act 1993.

If you’re the landlord, we can advise you on the appropriate level for a Section 45 notice or counter offer (or on a rare occasion immediate acceptance) to a voluntary proposal. A voluntary lease extension can retain control over issues such as the length of extension, ground rent and other clauses. 

Similarly, we also advise leaseholders who are looking at buying their freehold. If you’re a freeholder who has received a Section 13 notice, we can also advise you on your Section 21 notice response. 

Our leasehold reform specialist Surveyors work closely with leasehold reform specialist Solicitors so as a team, we can enhance and protect your property value.

Are you an executor or beneficiary of someones estate, where property is held? If so, you may have been advised by a solicitor that to gain probate, that is the right to sell or manage the interests of the deceased, that you need a Market Valuation report. 

HMRC prefer these reports to be carried out by RICS Chartered Surveyors and preferably those who hold the designation of being an RICS Registered Valuer. 

Or are you likely to have to pay Capital Gains tax on an investment property, possibly held on a buy-to-let basis where the value has increased over time. If so, then again your solicitor or possibly Chartered Accountant, Tax advisor or Financial adviser may have suggested that you obtain a Red Book compliant Market Valuation report. 

All of our Property Surveyors are RICS Registered Valuers, with most being Chartered Surveyors as well and are happy to provide compliant Valuation reports that should withstand scrutiny by HMRC.
