A Market Valuation is often required for more than just knowing how much a house is worth. A bank requires one before they can lend on the property, HMRC often require them to assess whether calculations for Inheritance tax or Capital Gains Tax are correct and Housing Associations often require them where a Shared ownership client wants to buy additional equity or to sell what they have. There are of course many other types of Market Valuations as well, many of which we have significant experience in.  

All of our qualified Surveyors have attained RICS Registered Valuer status which means they have proven professional competency in provision of Red Book reports to our regulatory body, the Royal Institution of Chartered Surveyors. The Red Book is the Gold standard of Valuation reporting and best practice. 

A ‘Red Book’ report follows a set of strict rules and guidelines set out by the RICS to ensure continuity, integrity, accuracy and professionalism through valuation reports. Often people are advised that they need to procure a ‘Red Book’ Valuation even when this is not the case. We follow the regulatory requirements wherever possible to ensure a high standard of valuation reporting.

An RICS Survey found out that homebuyers who bought without having a Home Survey faced an average of £5750 in unexpected costs after they bought. Buying a property is buyer beware as you can’t take it back if you make a mistake. Getting it right first time is essential so having a comprehensive health check is a wise move and one that is recommended both by the Law Society and the Royal Institution of Chartered Surveyors.  

If there are unexpected defects discovered, a report can be used to help budget for repairs once you’ve bought or to renegotiate the price or require the seller to undertake repairs prior to exchange of contracts.
