RICS ‘Red Book’ Valuations follow a strict set of mandatory rules and guidelines set out by the RICS that all Surveyors have to follow. All of our qualified Surveyors are RICS Registered Valuers meaning that they have satisfied our regulatory body that they are competent Red Book Valuers on top of gaining admission to membership of the RICS.

Our Valuation reports all follow the RICS Red Book where appropriate and in many instances, even when not required to ensure that best practice standards are met.

At Websters Surveyors our RICS Registered Valuers stay up to date with property values, but also laws and guidelines surrounding ‘Red Book’ valuations. They have to submit an Annual Return to the RICS yearly in order to remain within the scheme, proving continued competence.

Leasehold Reform is the collective term for both lease extension and enfranchisement. Websters Surveyors are able to assist either the Leaseholder or the Freeholder on the matter. We have experience of sitting on both sides of the table which gives us significant knowledge and understanding of the full picture, allowing us to negotiate more effectively.

The first step for a lease extension is to get our valuation. That will give you a good idea of how much the extension is likely to cost you as a leaseholder or what you should expect to receive if a freeholder. Once you have that and you have had the other parties opening figure, you can decide whether or not you would like us to negotiate on your behalf. Leasehold reform is a tactical endeavour to in most cases, there is significant value in having us negotiate better terms for you.  

We can also advise on the pros and cons of taking a statutory lease extension where the parties are compelled to act or whether a voluntary lease extension is more suitable. 

Collective Enfranchisement can often be a lot more involved, usually due to the sheer numbers of people involved. As well as being able to provide valuation and negotiation advice, we can also co-ordinate the enfranchisement on behalf of the leaseholders. Having one person appointed to co-ordinate the matter allows for better communication between all parties and results in swifter responses.
