Getting a high quality report should be a given with any RICS Regulated practice like Websters Surveyors. Getting it quickly and to an even higher standard is something we are equally proud to provide.
If you’re asking for valuation or survey advice, perhaps because you’re thinking of buying or selling somewhere, extending your lease, buying a freehold, you have Capital Gains tax to pay or you need a report to help secure Probate or to investigate that worrying identified structural defect, you’re likely to want it quickly. We can provide this and in doing so, we don’t compromise on the high quality advice we provide.
Our team of Chartered Surveyors have the expert knowledge to undertake a range of Market Valuations.
Our Valuers often undertake inspections in London and the surrounding areas for report types such as for –
Capital Gains tax calculations
Inheritance Tax calculations
Matrimonial assets for divorces and separations
Court report valuations
Staircasing for Shared Ownership & Shared Equity
Compulsory Purchase including Estate renewal projects
In many cases, as well as providing Market Valuation reports, we act on behalf of clients in associated negotiations on issues such as determining premiums for lease extensions or compensation payments for Compulsory Purchase
rics home surveys
Getting a Home Survey can be a minefield, knowing which type is suitable and when to get it done. Our expert team of Chartered Surveyors and RICS Registered Valuers will happily talk you through what we believe is appropriate for your needs and the type of property you are buying. We can explain the different survey types to you and you can make an informed decision. There’s little point paying for a Survey which is more detailed than you need or commissioning a Survey which turns out to be too vague, leaving you still uncertain on your purchase.
Once you’ve decided which of the RICS Home Surveys is right for your property purchase, you can then decide whether it’s the Survey alone you want or whether you’d also like a Market Valuation and Building Reinstatement cost estimation. The first informs you whether you’re paying a fair price or not and can be used to negotiate the price downwards if you’re paying too much. The second informs you of how much to insure the property for which you’ll be responsible for doing from exchange of contracts. Under insuring leaves you at risk and over insuring can see you paying unnecessarily high insurance premiums for years to come.
