Royal Institution of Chartered Surveyors (RICS) Home Surveys are the gold standard of Survey reporting. Our Surveys provide a simple traffic light rating identifying level of concern for any defects identified during our inspections. 

The Level 1 Survey (Home Condition report) is the entry level Survey type, mostly commonly used for flats and newbuild properties. The Level 2 Survey (Homebuyer Report) is by far the most popular form of Survey, being the mid range report suitable for most property types and providing a very detailed level of reporting. The Level 3 Survey (Building Survey, formerly known as a Structural Survey) is the highest level Survey, most suitable for substantial, extended  or altered properties or where they are locally listed. Snagging reports are for newbuild properties to help ensure the developer undertakes required works, prior to or post completion. 

All report types can be combined with a Valuation & Building Reinstatement cost estimate to help you determine whether you’re paying the right amount and how much to insure the property for from exchange of contracts.




Statutory tax valuations


Market Valuations for Tax assessments are statutory valuations, governed both by primary legislation and also valuation practice requirements set out in the RICS Red Book (Global Valuation Standards including the UK National Supplement).

In most cases, if you’re requesting a report, it’s because your Probate solicitor has advised you need a report to help obtain a Grant of Representation, part of Probate. Or perhaps, your Accountant has requested a retrospective Market Valuation to determine the Value on a date of transfer of a property in or out of a company or perhaps a fixed date of April 2017 in some instances where property is held by a company. 

We provide RICS Red Book compliant Market Valuation reports which in being compliant, also adhere to requirements set out in the various legislative requirements including -

- Section 272 Taxation of Chargeable Gains Act 1992

- Section 160 Inheritance Tax Act 1984

- Section 118 Finance Act 2003

- Section 98(8) Finance Act 2013

These cover Capital Gains tax, Inheritance tax, Stamp Duty Land Tax and ATED.

Ideally, we will be able to inspect the property in question but where necessary, desktop Valuations can be undertaken. If however, the report is required because a loved one has sadly died from Covid-19, we will need to discuss timings and precautions before we are able to confirm an inspection.
