This was a valuation of a post war semi detached property of traditional cavity brick construction that was used as a house in multiple occupation (HMO) We identified a single storey side extension and a first-floor side extension together with a rear conservatory. These required local authority consents for planning permission as well as building regulation approval. We also noted that internal alterations to provide en-suite facilities as part of the property conversion to a HMO also required building regulation approval. We confirmed that a license had been granted for use as a HMO for 6 tenants.

A Home Survey entails the three main types of surveys carried out by Chartered Surveyors which are the Level 1 Survey (Condition report), Level 2 Survey (HomeBuyer Survey) and Level 3 Survey (Level 3 Survey (Building Survey)). The Surveyor would carry out a detailed inspection of the property and note down its condition and any defects. Depending on the survey type, the level of detail is the provided in the report.
