Buying a house is a significant step in your life. 

At Websters Surveyors, we’d like to help you make the right decision. If you buy something that is faulty, you’re normally return it to the shop for a refund. You can’t do that with a house so it’s sensible to satisfy yourself that there are no major defects before you commit to the purchase. 

Most buyers when viewing houses are looking at where their furniture would fit, possibly dreaming of the new kitchen they’d like to install or how their family could live in the increased space. When our Home Survey Chartered Surveyors and RICS Registered Valuers inspect a property, they’re checking it’s health. Is there hidden penetrating damp? Does the drainpipe contain asbestos? Are the roof rafters, trusses, joists and purlins suffering from dry rot or wet rot, risking the structural stability of the house? Was the extension carried out compliant with Building regulations? 

We look at the boring technical bits to make sure that you are fully informed as to the potential risks or costs involved with maintaining and improving a property you are buying.

Tax implications on property can be costly, and therefore the right advice can go a long way. For example, with Inheritance charged at 40% above the £325,000 threshold (correct as at time of publication), a mere £25,000 difference in value could reflect an extra £10,000 in tax liability. 

We sometimes hear of Estate Agents valuing properties for tax purposes. However HMRC often don’t accept their opinions but are unlikely to challenge them if they believe it has increased the tax payable. Most estate agents are not regulated by the Royal Institution of Chartered Surveyors so do not need to comply with RICS guidance on tax valuations that is aimed at protecting the consumer. Using an RICS Regulated firm like Websters Surveyors is far more likely to provide a robust report to help you.

HMRC are far less likely to challenge a report carried out by a firm of Chartered Surveyors, especially if the individual Surveyor is an RICS Registered Valuer. RICS Registered Valuer is a designation given to Surveyors who have proven competence in Red Book valuations such as for tax purposes, to our regulatory body, the Royal Institution of Chartered Surveyors.
