Lease Extension Valuation, Chelsea, London, SW3

We were contacted by a client looking to purchase a flat that had a short lease, however, was uncertain at what price they should be buying. Our Chartered Surveyor was able to speak with the Estate Agent to gain access, carry out the inspection and report back to the client, advising them on the likely costs of the lease extension and therefore in turn the best price to buy.

Richard Stacey provided excellent impartial advice for renovation and remodelling work on our home. Richard has saved... us significant building costs and has led to our living space being far more practical and future-proof than it would have been, had we continued with our original plans. I contacted Webster’s surveyors regarding a property and from the first phone call to the last I found this company... efficient, polite and professional. They are very reasonably priced, they attended the property quickly and the report was also with me quickly. The report was thorough and very easy to understand, and has helped me greatly with the issues found, which will determine if I proceed or not, potentially saving me thousands of pounds.Cannot recommend enough.read more

We may hope to be your star centre forward but if there’s a leaky defence behind us, you may not reach your goal. Ok, that’s it for the cheesy football analogy but hopefully you get the point. We’re good at what we do and we like to work alongside others who are also good at what they do.

That’s why if you’d like us to put you in touch with a fellow property professional, we can find that creative midfielder or solid centre back for you (ok, no more football stuff – we promise). For example, when providing clients with a Lease extension valuation, we often work alongside a lease extension specialist solicitor.  Or, if we’re providing an Inheritance tax valuation report, it’s often to help a probate solicitor secure probate (or grant of representation). If we’re providing a Building Survey or Homebuyer report, we’ll often work alongside a mortgage broker and a conveyancing solicitor.

We’re happy to put you in touch with experts from other professions, irrespective of whether we’re able to help you ourselves. If you’d like a recommendation, please give us a call.

lease extension and enfranchisement valuers

Buying your freehold, also known as collective enfranchisement, may be a great alternative to extending your lease. Some of the major benefits include granting yourself a 999-year lease, taking charge of building management and accessing any development potential.

The process is governed by the Leasehold reform Housing and Urban Development Act 1993 and can be fairly complex because it involves valuing different elements of compensation due to the freeholder and requires collective cooperation of the leaseholders.

The lease extension process is somewhat similar, but as it usually involves two parties, the process is a little easier with the outcome resulting in notable benefits as well.

At Websters, our team of Chartered Surveyors have undertaken hundreds of valuations for lease extension and enfranchisement purposes and helped guide many people through the process.

Statutory tax valuations

Our Red Book compliant Market Valuation reports for Inheritance Tax, Capital Gains tax and ATED assessments are carried out by experienced Surveyors. All of our Chartered Surveyors are RICS Registered Valuers and all have significant experience of providing this type of Statutory tax valuation.

We typically provide reports within a week of instruction and have a very easy to use online instruction and payment process, allowing us to arrange our inspection very quickly.

In some examples, we are unable to inspect a property, such as where the property has already been sold. If the inspection is as a result of the death of the former owner due to Covid-19, we may discuss practicalities around our inspection, to ensure the safety of our Surveyors.

We would always prefer to be able to physically inspect a property but if that is not possible, we can discuss provision of a desktop report, including the limits of it.
