Buying your freehold, also known as collective enfranchisement, may be a great alternative to extending your lease. Some of the major benefits include granting yourself a 999-year lease, taking charge of building management and accessing any development potential.

The process is governed by the Leasehold reform Housing and Urban Development Act 1993 and can be fairly complex because it involves valuing different elements of compensation due to the freeholder and requires collective cooperation of the leaseholders.

The lease extension process is somewhat similar, but as it usually involves two parties, the process is a little easier with the outcome resulting in notable benefits as well. 

At Websters, our team of Chartered Surveyors have undertaken hundreds of valuations for lease extension and enfranchisement purposes and helped guide many people through the process. 




Statutory tax valuations



Our Red Book compliant Market Valuation reports for Inheritance Tax, Capital Gains tax and ATED assessments are carried out by experienced Surveyors. All of our Chartered Surveyors are RICS Registered Valuers and all have significant experience of providing this type of Statutory tax valuation. 

We typically provide reports within a week of instruction and have a very easy to use online instruction and payment process, allowing us to arrange our inspection very quickly. 

In some examples, we are unable to inspect a property, such as where the property has already been sold. If the inspection is as a result of the death of the former owner due to Covid-19, we may discuss practicalities around our inspection, to ensure the safety of our Surveyors. 

We would always prefer to be able to physically inspect a property but if that is not possible, we can discuss provision of a desktop report, including the limits of it.
