our directors and team

Our two Directors are both Chartered Surveyors and are specialists in different areas of surveying. Both qualified as Chartered Surveyors but have chosen different routes within the world of residential valuations, complimenting each others skills.

Dan Knowles concentrates much of his time on Statutory Valuations such as for Compulsory Purchase and Tax matters. He is able to combined a technical knowledge of various laws around these Statutory Valuations with business acumen, a strategic approach to assisting clients and experience of providing over a thousand Valuation reports.

Richard Stacey the second Director has focused his time on the complex world of leasehold reform. He has helped many leaseholders extend their lease and assisted in helping them to buy the freehold. Richard has also acted for freeholders.  By acting for both sides in different cases Richard is able to look at all cases with a fair and balanced view, leading to quicker and more successful negotiations.

The rest of them team is made up of other qualified Surveyors, Graduate Surveyors and an Office Manager.

Each member of the team brings their own specialism and unique talent to the table. We will always assign the team member who has the best experience and knowledge for your particular case, not necessarily who has the most time or who happens to answer the phone.

what to expect

At Websters Surveyors we pride ourselves on customer service and we regularly go over and beyond what is expected. Everyone’s situation is unique, and therefore from our first point of contact, our Chartered Surveyors will listen to your requirements and advise you on how we can help.

Once we are instructed, we organise a time to inspect the property where possible, normally within a few days. Our inspections are very detailed, so we are in a position to best advise you.

We also undertake detailed research that may affect the valuation and study any relevant documentation, such as leases, deeds of variation etc. Our team will record and analyse any comparable market evidence which we use to arrive at our opinion.

As a company that is regulated by the RICS, our methodologies comply with the RICS valuation standards, therefore you can rest-assured that your advice is always thorough and valuable.

After the issuing of our reports, our Surveyors are are more than happy to answer any questions about your valuation or survey.

market valuation reports

A Market Valuation is a professional assessment of the value of a property on a specified date. It is very different from for example an Estate agents market appraisal.

Market Valuation reports are regulated by the Royal Institution of Chartered Surveyors, with many of them falling under the banner of what is known as Red Book reports.

The surveyor would normally inspect the property and detail the size, location, condition, and any other aspects that may affect its value. In addition, legal and regulatory requirements are met along with far more detail on valuation factors than would for example be provided in a market appraisal.

Reports that state a Market Value, if undertaken by an RICS qualified and regulated Surveyor, will be done to the RICS regulatory requirements, allowing greater reliance on the content.

We often get referrals from solicitors, accountants and other professionals as they are often required to suggest to their clients that a Market Valuation report is required. For example, this may be aid the assessment of Inheritance or Capital Gains tax or it may be for the division of assets in a partnership or a failed marriage. Quite often, we will also combine a Market Value assessment with a Home Survey, where clients are buying somewhere they want a health check on and an opinion of Value.

If you own a Shared ownership property and would like to buy more shares, the housing association will request a Market Valuation be carried out by an independent surveyor. This is also the case if you have a Help-to-buy loan and want to repay part or all of the loan.

These are just a few of many reasons why we provide Market Valuation reports.

Our team of Chartered Surveyors and RICS Registered Valuers can help you, by providing through, professional and impartial advice.
