Extending your lease can protect and enhance the value of your flat. As the lease drops in length, so does the value therefore it is always recommended you keep an eye on your unexpired lease term. Once your lease drops below 80 years, there is an extra element of value to your freeholder known as marriage value. This makes it more expensive to extend. 

On top of this, a shortening lease below 80 years, can lead to complications when selling a property as banks become hesitant to lend of short lease properties.

At Websters Surveyors, we specialise in lease extensions and collective enfranchisement. We often undertake lease extension valuations around London and surrounding areas. Our role is to calculate how much your lease extension is likely to cost and guide you through the process.

Court compliant valuation reports are some of the most interesting Market Values that we assess. This is partly due to reporting requirements under Part 35 of the Civil Procedure Rules but mostly because of the some of the fascinating areas of valuation they include. 

It could be a Single Joint expert report that we’re providing, appointed by the parties to a dispute or where relations are amicable but where an independent opinion is required. 

It could be a leasehold reform or Compulsory Purchase matter where application is made to the First Tier or Upper Tribunal of the Lands Chamber. 

We have successful Tribunal experience and have also acted as Expert witness both in Court and at Public Inquiries. 

Under RICS requirements from the Red Book, we are required with all Court compliant valuation reports to act impartially, unaffected by any pressures applied by any of the parties. Our opinions are unambiguously independent, assessing Market Values purely on the appropriate evidence and not any emotive issues put forward by any of the parties.
