RICS Homebuyer Survey Report, Thornton Heath, Croydon, CR7
A homebuyer survey was chosen by our client, as the property was a converted top floor flat, in a former Victorian end terraced house that had been converted to form three separate units. Our inspection revealed a number of defects and issues, including extensive penetrating dampness to walls, and rot to the softwood sliding sash single glazed window joinery. We were also able to advise our client on a number of maintenance issues that needed clarification, and may involve financial liability.

The term ‘Market Valuation’ refers to a to a type of report that is undertaken by an RICS qualified Surveyor and complies with the RICS Global Valuation standards. The purpose of the report is to provide a professional opinion as to the value of a property at a given date. It differs to a market appraisal which is usually done by an estate agent and briefly outlines what the property might sell for in the current local market and is far less regulated.
You would for example normally need a market valuation for the following purposes:
- Inheritance tax valuation
- Capital Gains Tax valuation
- Shared Ownership staircasing (Purchasing more equity/shares)
- Help to Buy loan repayment
- Matrimonial/Divorce settlements (Splitting of assets)

Statutory tax valuations
Capital Gains tax is paid on the profits made on properties held as an investment, after all allowances are first used.
Inheritance Tax is paid on the value of an estate once a threshold is reached (currently £325,000).
Your accountant or conveyancing solicitor or probate solicitor may have asked you to obtain a Red Book compliant Market Valuation to aid the assessment of Inheritance Tax or Capital Gains tax. In the case of the former, a Market Valuation is often an HMRC requirement before probate can be granted.
