One of the things we’re most proud of is the high quality of our valuation reports and surveys. Another is the speed with which we deliver them. From the moment you’ve instructed us online with a simple online form sent by e-mail, we typically provide our reports within a week. Quite often, we provide it within a few days.
Whether what you need is a quick lease extension valuation, a fast home survey or a speedy capital gains tax valuation report or perhaps something else, we’ll try to turn your report round from instruction to providing it in less than a week.
On a rare occasion where we need to take a bit longer such as where gaining access to the property is proving a problem, we’ll keep you fully informed.

The purpose of a Market Valuation is to provide a professional opinion as to the amount a property would be expected to exchange for at a certain date between a buyer and seller after property marketing.
The full definition given by the RICS is:
“The estimated amount for which an asset or liability should exchange on the valuation date between a willing buyer and a willing seller in an arm’s length transaction, after proper marketing and where the parties had each acted knowledgeably, prudently and without compulsion”
Market Valuations are carried out for Capital gains or Inheritance Tax, Shared Ownership staircasing or Help to Buy loan repayments and the division of assets for divorce settlements amongst a range of different purposes.

Statutory tax valuations
Getting the right tax advice is important, from your solicitor, financial advisor, chartered accountant or tax advisor. We work with some highly accomplished companies who can help you here.
As part of calculating the tax payable, you may requite an Independent opinion of Market Value on a specified date. In the case of Capital Gains tax which since 6th April 2020 needs to be paid within 30 days of disposal (sale), you may need it quickly too.
Our Chartered Surveyors and RICS Registered Valuers can provide a Red Book and legally compliant Market Valuation report, normally within a few days.
Given the recent Coronavirus pandemic, a sad reality has been an increase in the number of Inheritance tax valuation reports required. We can still provide these with a quick turnaround time but before taking on the instruction, would need to discuss practicalities around being able to inspect safely.
We also provide Statutory tax valuations for ATED assessments.
