A client had contacted us to ask whether we could undertake a desktop valuation for lease extension purposes. Our Chartered Surveyor undertook a valuation for the client 2 years prior and was able to update the client with the most up to date figures.

RICS Homebuyer Survey Report, Hayes, Middlesex, UB4 

A homebuyer survey was chosen by our client, as the property was a 1980’s  end terraced house that had been poorly maintained. The rear door was an internal specification lightweight MDF panelled door and was  poorly fitted. There was a rudimentary lean to rear structure that did not meet minimum construction standards. In addition, the roof frame had inadequate bracing and restraint fitted. An attached garage had a badly moss affected roof, and inadequate door joinery.

No specific issues or significant defects, but advice regarding repairing liabilities and maintenance issues brought to the clients attention.

Getting a Home Survey done forms what could be a vital health check on the property you are considering buying. Typically it would be provided shortly before exchange of contracts so you are fully informed when deciding whether or not to commit to your purchase. If there are issues identified, you can decide to proceed, withdraw from the sale or ask the vendor to undertake necessary repairs.
