One of the great things about the UK property market is the rich tapestry of different kinds of properties that are available. 

Of course, with different kinds of properties comes different kinds of defects. For example, non traditional builds, often with pre-cast cement, may be cheap but often have inherent structural weaknesses. Sometimes however, they are perfectly sound properties. 

A newly constructed property with a traditional brick build and steel frame may on a viewing look fantastic but experience has shown that some of them have far more significant defects than older properties. 

Chartered Surveyors are trained in building pathology to be able to identify defects. For example if we see a vertical crack coming from ground level, we’re likely to be able to work out whether it’s something relatively harmless like the need for a small tree nearby to be removed or something much more sinister like the house needing to be underpinned due to subsidence. 

Getting a Home Survey done is protecting your interest, ensuring that you are fully informed when deciding whether to proceed with a purchase, renegotiate or ask the vendor to undertake necessary repairs before you commit to the sale by exchanging contracts.

We provide Court compliant Valuation reports for a number of reasons including –

Our Chartered Surveyors are all RICS Registered Valuers, with three of them who share over 70 years industry experience, providing Expert Witness reports for Court compliant valuations.

We can be appointed individually but more commonly, on a Single Joint Expert basis.

Our reports can comply with Part 35 of the Civil Procedure Rules (CPR) 1998 and on the RICS requirements for Acting and an Expert Witness.

Market Valuation reports are commonly undertaken for a variety of reasons. Residential properties need to be independently valued where tax is concerned, for the division of assets in a divorce case or for any government property scheme repayment or share acquisitions (Shared ownership or Help to buy). 

At Websters Surveyors, our team of Chartered Surveyors have the necessary experience to undertake these types of valuations. Our team have carried out thousands of residential valuations over the years.

Unlike some Chartered Surveyors, we are also RICS Registered Valuers, meaning that we have undertaken extra training on Red Book valuations, that being the RICS Gold standard of Valuation reporting.
