our expertise

Over the years, our Surveyors and Valuers have provided tens of thousands of Valuation reports and Home Surveys.

Most of our team are RICS Registered Valuers as well as being Chartered Surveyors or AssocRICS Surveyors, all members of the Royal Institution of Chartered Surveyors.

We are a reliable, safe pair of hands in a challenging property world where there are huge disparities between levels of expertise illustrated. Our Surveyors between them have over 70 years combined experience of providing RICS Red Book valuations and Surveys.

We regularly maintain our professional standards through attending training events and some of our team can be seen from time to time providing lectures and seminars to the property profession.

reports within a week

Most of our reports are provided within a week of instruction. Even instructing us is a simple process where terms are signed and payment made online. We try to do our inspection within about 2-3 days of being appointed typically and then work on the valuation within the following day or two, so we can send it out quickly. That way, the property is still fresh in our minds when we’re writing the report.

We are efficient in how we work, technical in our approach and utilise technology to crease efficiencies where they do not detract from the quality of the work.

One reason that we are so efficient in what we do is because of the level of expertise our Surveyors have. Decades of experience have taught us most things about property so there’s very little we haven’t seen before. That leaves us able to react quickly in nearly all instances. Where occasionally there is something very unusual, we may take slightly longer than normal but will of course keep you informed at each stage.

Statutory tax valuations

Valuing property for tax purposes may be referred to as ‘Red Book’ valuations. This is because they are based on the Royal Institution of Chartered Surveyors (RICS) professional standards and adhere to the International Valuation standards 2017. On top of this the must also comply with any relevant tax acts, such as the Inheritance Tax Act 1984.

The appointed Surveyor should ideally be an RICS Registered Valuer to undertake these types of valuations. This means that they have proven competence to our regulatory body. All of our qualified Surveyors have attained this status.

You may be asked to appoint a Chartered Surveyor by your Solicitor or Accountant, so that they can calculate any tax liabilities. Valuation carried out by a Chartered Surveyor and RICS Registered Valuer, as opposed to an estate agent, means that the HMRC are less likely to challenge the report.

At Websters Surveyors, our team of Chartered Surveyors, who are also RICS Registered Valuer, have the necessary knowledge and expertise to carry out these types of valuations. With over 75 years of combined industry experience, our team have helped countless of clients.
