Our Home Survey reports provide a Comprehensive health check for a property you are considering buying. Our reports are thorough, comply with all RICS Home Survey requirements and are undertaken by an experienced Chartered Surveyor who is also an RICS Registered Valuer. 

Survey Reports do not automatically come with a Valuation figure or a Building Insurance reinstatement figure to inform you how much to pay for the property or to insure it for. However, a combined report that provides both of these is an option. 

With time pressures often critical when it comes to provision of a report, our Home Surveys are provided quickly, within a few days of instruction. 

Our Surveyor will also be pleased to discuss his findings with you should you have any questions.

At Websters Surveyors we specialise in lease extension valuations and enfranchisement. Our Chartered Surveyors collectively have over 25 years of combined experience in this complex area of valuation and have undertaken hundreds of negotiations resulting in fair or favourable settlements for both leaseholders and freeholders. 

Lease extensions are governed by the Leasehold reform Housing and Urban Development Act 1993 which state that a qualifying tenant has the right to extend their current unexpired lease term by 90 years and reduce their ground rent to a peppercorn (£0).

Lease extension valuations are complex because they involve investment mathematical theory based on subjective variables, which are sometimes governed by case law, and thus create room for negotiation. As Chartered Surveyors and experts in our field, it is our job to not only provide you with the necessary knowledge, but to also negotiate a fair settlement for you.

Whilst it can be a daunting task, we can help you every step of the way, from providing our report to referring to a specialist Solicitor to updating you on negotiations, until a settlement is achieved.

A Court compliant Valuation or Survey report is provided on the basis that the Chartered Surveyor and RICS Registered Valuer is acting in the capacity of being an Expert Witness. 

In the event of a dispute between the parties, a sensible course of action is often to appoint what is known as a Single Joint Expert, that is in our case a Chartered Surveyor who would have a professional duty of care to both parties equally. This means any report must be completely impartial in its findings and independent in its operation. 

For example many Matrimonial Valuations, assessing the Market Value of matrimonial assets for a divorce will involve both parties jointly deciding on the appointment of a Chartered Surveyor. If the report requires is for court compliance, Part 35 of the Civil Procedure Rules (CPR) will need to be followed. 

It is crucial that if you are instructing us to provide a Market Valuation that needs to be court compliant, that we are informed of the purpose at the outset when we confirm our instruction and fee basis. This will avoid the need for unnecessary duplication of work at a later date.
