We provide the full range of RICS Home Surveys at a reasonable cost and with nearly all reports provided within a few days of instruction.  Most of our Surveys are carried out by a Chartered Surveyor with close to 30 years experience in the industry, who has provided thousands of reports over a long career. 

We don’t try to push clients towards the most expensive Survey but instead discuss with you what is going to be suitable for your needs. The Home Survey is only worthwhile if it serves a useful purpose so establishing your needs is critical to the process. We can offer an RICS Level 1 Survey (Condition report), RICS Level 2 Survey (Homebuyer report), RICS Level 3 Survey (Building Survey and formerly known as a Structural Survey), a Snagging report and we are happy to look particularly closely at any areas of concern you identify during your viewings.

The first step is to call us and let us know which property you are looking at buying. We’ll look it up online whilst on the phone with you and will discuss what you’re looking for in a Survey and how we can best provide the appropriate Survey type.

If a solicitor has advised you to obtain a Court compliant valuation report, there are certain tests that the Property Valuer has to meet to satisfy the court process.

Firstly, they must demonstrate a level of expertise that is such, their opinion would command respect. 

Secondly, they must comply with the RICS requirements on acting as an Expert Witness. This includes for example an overriding duty of care to the court or applicable judicial process. This means that reports must be completely independent, irrespective of who the appointing party is or who is paying the Surveyors bill. Quite often, we act as a jointly appointed expert, appointed by both parties. 

Thirdly, they must comply with Part 35 of the Civil Procedure Rules.

Lastly, they must also be RICS Registered Valuers.

All of our Surveyors are RICS Registered Valuers, with three of them, including two Directors, sharing over 70 years industry experience between them. They are specialists in their field and are able to take on Court compliant valuation reports and defend their opinions vigorously in court proceedings if required.
