Getting a Home Survey can be a minefield, knowing which type is suitable and when to get it done. Our expert team of Chartered Surveyors and RICS Registered Valuers will happily talk you through what we believe is appropriate for your needs and the type of property you are buying. We can explain the different survey types to you and you can make an informed decision. There’s little point paying for a Survey which is more detailed than you need or commissioning a Survey which turns out to be too vague, leaving you still uncertain on your purchase. 

Once you’ve decided which of the RICS Home Surveys is right for your property purchase, you can then decide whether it’s the Survey alone you want or whether you’d also like a Market Valuation and Building Reinstatement cost estimation. The first informs you whether you’re paying a fair price or not and can be used to negotiate the price downwards if you’re paying too much. The second informs you of how much to insure the property for which you’ll be responsible for doing from exchange of contracts. Under insuring leaves you at risk and over insuring can see you paying unnecessarily high insurance premiums for years to come.

Court proceedings Market Valuations are required for a number of different reasons. Often the Valuation report is for a retrospective valuation, that is for a date which has already past. 

Court compliant Valuation reports are prepared in accordance with the RICS Red Book and the Civil Procedure Rules (Part 35) for expert witnesses. 

Reports can be for traditional courts such as Crown or Magistrates and also for what are often considered as the Property Courts, known as the First Tier Tribunal or the Upper Tribunal of the Lands Chamber. 

In preparing Court reports, we act in the capacity as an Expert Witness. That means that our duty of care is to the legal process, not to any individual party. The content of our reports therefore cannot be unduly influenced by any of the parties involved. They are prepared on the basis of complete independence from the process and impartiality of reporting. 

We have three team members who provide court compliant reports, who between them share over 70 years industry experience. They are all Chartered Surveyors and RICS Registered Valuers, with two of them holding the position of Director.

We’re happy to sing and shout about being regulated by RICS. Not just because we’re an RICS Registered firm with all of our qualified Surveyors being RICS Registered valuers as well. As an RICS Regulated firm, we comply with the RICS Code of Conduct, providing an ethical approach to Surveying. 

We hold adequate and appropriate professional indemnity insurance for if the worst should happen and a claim needs to be made. 

We have a clear and transparent complaints handling procedure.

Our Valuations all comply, where appropriate with the RICS Red Book which is the gold standard of valuation reporting. 

We regularly attend CPD sessions to improve our team members development and some of us even provide the training ourselves both in-house and externally, presenting to other property professionals.
