RICS Homebuyer Survey Report, Hendon, London, NW4
A homebuyer survey was chosen by our client, as the property was a ground floor flat, in a former 1930’s semi detached house heavily extended and converted to provide six units. A number of issues were discovered, including dampness and poorly maintained communal areas and grounds. We also had concerns regarding the agreed purchase price, and advised the client that it was considered to be excessive.

We often have to work alongside or recommend specialists in parts of the industry that we’re not qualified or experienced to deal with. For example, our lease extension surveyors will often work alongside leasehold reform specialist solicitors. If undertaking a Valuation for Inheritance tax, we’ll liaise with a Probate Lawyer. If providing a Valuation for Capital Gains tax, we’ll often speak with a Taxation specialist or Chartered Accountant which specialises in Capital Gains tax.
Not just solicitors either. We often liaise with an array of other professionals such as Mortgage brokers, architects and town planners.

We operate a slick process, from initial enquiry to being instructed to providing our RICS Market Valuation report or RICS Home Survey report, with most of them provided within a week of instruction, often even quicker.
We undertake Expert witness reports, in assessing Market Values of Residential properties which are Court and Civil Procedure Rules compliant.
Expert witness Market Valuations are compliant with the RICS Valuation Standards (“the Red Book”) which sets reporting standards along with a series of other requirements. One of these is the position on duty of care. In most services provided by a professional, the duty of care is to the instructing party. However, when providing a Court Compliant Market Valuation report, our duty of care is to the Court – to the legal process. This is irrespective of who has appointed us or who is paying us.
We are often jointly appointed to provide a Market Valuation report. As a jointly appointed expert, we are typically appointed by solicitors acting for one of the parties, with consent from the other.
Our reports are provided by our Chartered Surveyors who are RICS Registered Valuers.
