Nearly all of our Market Valuation reports and RICS Home Surveys are provided within a week of instruction. Many within just two or three days. 

We invested significantly in technology which allows us to be far more efficient than many other firms. We’ve done this because we know that when you ask for a Valuation or a Survey, time may be critical. 

You may ask for a Homebuyer report or a Building Survey and want it quickly so you can decide whether to exchange contracts on your house purchase, back out or renegotiate. 

You may need a Capital Gains tax valuation quickly because your tax assessment is due and your accountant, financial advisor or solicitor has recommended a report by an RICS Registered Valuer. 

You may be looking for a lease extension valuation either because you want to know a value to enter into a Section 42 notice or as a freeholder, you need advice quickly in order to put a figure in a Section 45 notice.

The RICS Red Book is a combination of two documents –

1) The RICS Valuation – Global Standards

2) The UK specific complimentary edition which is known as the RICS Valuation – Professional Statements. This document ensures compliance with UK specific regulations and practice

So why should you be bothered?

Well, put simply compliance with the Red Book ensures the gold standard of reporting. It provides for detailed minimum standards (which we try to exceed) giving our clients the reassurance that their report is not only to a good degree of detail but also meets any regulatory requirements, such as those laid down by HMRC for Statutory Valuations such as for Capital Gains Tax or Inheritance Tax assessments.

If you’re unfortunate enough to be involved with litigation, you may need an Independent assessment of Market Value, one not influenced by any party to the litigation. 

We are often appointed either jointly by the parties to a litigious matter, by the Court directly or by solicitors acting for one of the parties with the others agreement. Whichever way we are appointed, if our report can be used in legal proceedings, we are under RICS requirements to act completely impartially. 

Our duty of care, irrespective of who appoints and who pays us is then to the Court process. This means that we shall provide a completely independent Market Valuation report. 

Market Valuation reports for litigation can be for a variety of purposes, including issues such as Matrimonial asset disputes and division of property to professional negligence claims against other Chartered Surveyors to more unusual claims such as Property theft, abuse of trust and accusations of underselling. 

Our Chartered Surveyors are RICS Registered Valuers and all Court compliant Market Valuation reports are undertaken at Director level.
