A Market Valuation report produced by a firm of Chartered Surveyors gives an estimate of value on a specified date.
Issues such as local market conditions, size, condition and age of the property are all accounted for. Whilst a Valuation report is not a Survey and therefore does not comment in detail on defects, any identified disrepair is considered in the valuers judgment.
Many of the Valuation reports that we provide are Red Book compliant, that being guidance from our regulatory body the Royal Institution of Chartered Surveyors on a range of different report types. These include Shared Ownership & Shared Equity properties, valuing leasehold interests and purposes such as for assessments of Capital Gains tax or Inheritance Tax.

Lease Extension and Collective Enfranchisement can be a very long road. However, with good quality professional advice, we can make it a far more straightforward process.
We are happy to provide some initial advice whether that might on whether the leaseholder qualifies for a Statutory lease extension or which route is best to proceed. We have produced a number of booklets and literature sheets that explain the entire process in simple non-jargon English.

Getting an RICS Home Survey is like getting a health check for the property you are thinking of buying. Nobody is in absolutely perfect health and neither is any property. Whilst each of us may tolerate the occasional ache or pain, we may not tolerate something more serious. It’s much the same with a house or a flat. You may tolerate that a lick of paint is needed in what will be a spare room but you may not tolerate something more serious like dry rot in the roof rafters. It’s unlikely that on your viewing, you went crawling around the roof void or that you used a damp meter against a slightly bulging wall, if you even noticed it. We do these things and far more. Our job is to undertake that health check on the property to see what is a slight cut that can be covered in a plaster and what could potentially give you a heart attack.
Buying a property is never easy. It’s one of the most stressful and challenging things you can do in life. Yet many people will spend more time researching what sofa or fridge freezer to put in the house than actually spending time in the property itself on viewings. Unlike a sofa or a fridge freezer, you can’t take a house back if you find a fault in it afterwards. It is buyer beware so protecting yourself by getting a comprehensive health on the property can only be sensible.
