We offer the full range of RICS Home Surveys. These include –
-Level 1 Condition reports, primarily for conventional build properties that appear to be in very reasonable condition, often newbuild flats.
-Level 2 Homebuyer reports, by far the most popular type of RICS Home Survey which provides a more comprehensive health check than a Level 1 report
-Level 3 Building Surveys (formerly known as Structural Surveys), the most comprehensive form of Home Survey, typically used for Listed or heavily altered or extended properties. Sometimes for period properties as well where the risk of defects may be greater
A snagging report for newbuild properties can also provide a list of what the developer needs to rectify. These are sometimes still useful even after a purchase has completed as a newbuild warranty will require rectification of defects within 10 years, albeit after the first two years, only defects costing more than £1500 to rectify are covered.

Market Valuation reports for assessments of Inheritance Tax or Capital Gains tax need to be detailed evidence based assessments carried out with due care attention and expertise.
A Market Valuation which is too high can see too much tax being payable. A Market Valuation being too low can see you at risk of challenge by HMRC which can be time consuming and with penalties, very costly. Getting it right is important and that’s why HMRC recommend reports are carried out by an experienced RICS Regulated Surveyor / RICS Registered Surveyor.

lease extension and enfranchisement valuers
There are many benefits to extending your lease or buying your freehold (known as collective enfranchisement). Often people extend their lease or buy their freehold to protect or enhance their property value. This is because a leasehold interest is a diminishing asset, meaning that with time the value may fall as the lease gets shorter.
The lease extension process Is governed by the Leasehold Reform Housing and Urban Development Act 1993 which states that a qualifying leaseholder has the right to extend their lease by 90 years and have their ground rent change to a peppercorn, a legal term effectively meaning it falls to zero.
During this process, the Freeholder is essentially forced to give up the right to receive the property back at the end of the original lease, instead extending the time by 90 years, and therefore must be compensated. The Freeholder’s rights to receive any ground rent over that period is also paid off as one lump sum.
